RESOLVE FM System – Executive Dashboard - v1.0.1

Purpose of REsolve FM System CA-board
The Cleanliness Assessment Dashboard or CA-board (i.e. REsolve CA Systems abbreviated form) is intentionally designed to enable meaningful and objective collaboration between the building owner, Facilities/Property manager and the appointed Cleaning services provider. It helps integrate a common objective towards a full performance based contract – a “value-creating” proposition much desired by business CEOs and the workforce in the real estate industry.

What Uses it has
The purposefully designed CA-board will ease busy Real Estate professionals in their daily tracking of the Cleanliness standards, and provide clearer visibility of their Executives/Service providers diligent and collaborative Performance Assessments at the ground level, thereby preventing efficiency slag and performance slack if left unchecked.
With the Inspection frame work decided at the onset and executed with discipline, the various monthly Performance Assessment meetings will be even more focused and strategised.

What each Gauge indicates?
Each time a Performance Assessment (by the Facilities/Property manager, owner and the Service provider) is completed, the Ratings of three Gauges will be updated, Real-time:

1. Gauge 1 (Preventive Maintenance or PM Gauge)
Tracks the periodic maintenance activities assessments in accordance with the planned periodic maintenance master schedule, showing the actual performance rating after each clean, on a pre-determined inspection schedule. This inspection is carried out jointly with Facilities/Property manager initiated by the Service provider.

2. Gauge 2 (Contractors Corrective Maintenance or CCM Gauge)
Tracks the daily corrective maintenance activities assessments in accordance to the requirements daily. It shows the actual performance rating after each clean. This inspection is carried out by the Service providers supervisor.

3. Gauge 3 (Facilities/Property managers Corrective Maintenance or CMP Gauge)
Tracks the random inspection assessments carried out by the Facilities/Property manager daily, in accordance to a master schedule of inspection as stipulated by the NEA Singapore Standards (SS) 499 for Commercial Building.

4. Gauge 4
Indicates the Overall Rating which averages the score of the three Gauges, and serves as the centre of focus for busy real estate professionals. It provides a powerful understanding of the Overall actual performance rating versus Set rating, thereby eliminating any oversight at senior management level (from the macro level), and derive an objective plan for improvement (whenever a KPI is not met).


Purpose of REsolve FM System PM-board
The Preventive Maintenance Dashboard or PM-board (i.e. REsolve FM Systems abbreviated form) is intentionally designed:
1. To ensure Term contractors carry out the planned maintenance works with due diligence, and with a clear objective to prevent unwarranted breakdown and failure.
2. To keep equipment wear and tear in check (in relation to MTTF/MTTR specifications by the OEMs).
3.To put in place a proper and stringent PM Tracking regime to prolong equipment life span, shift the equipment bathtub reliability curve by 2 to 5 years (whether non comprehensive or comprehensive contracts), and achieve a value-creating proposition much desired by Real Estate owners and Facilities managers.
What Uses it has
The purposefully designed PM-board will ease busy Real Estate professionals in their daily tracking of the PM activities, and provide clearer visibility of their Executives/Service providers diligent Performance Assessments at the ground level, thereby preventing efficiency slag and performance slack if left unchecked.
The data can harvest a powerful understanding of the operating behaviours of the equipment, thereby allowing timely justification for equipment CAPEX repairs or replacement.
